Urban design considerations
Starting point was the identification of the site
landmarks. Distinctive characteristics - location
between rich nature and waterfront and the vicinity
of natural heritage - has inspired the strategy: increased
densification and the development of hyperactive areas
along the waterfront.
Building and context
The building gives the valley a continuous, yet fragmented
front that is permeable and changing. It guides the
flow of people to the sea by replication a waterfront
strip. Dense forest of trees, light poles, metal poles
and hanging flags provide a soft edge, a subtle transition
from the public spaces to the built mass. The building
acts as a mediator - it provides a pedestrian link
between the market and the waterfront and organises
the transition between the hill and the valley. The
building meets the existing streets at different levels,
offering a new redundant node parallel to the existing
one in Stankovacka street. Parking areas at the ground
level take the advantage of the topographical condition
by creating a new landscape in one area, and a new
open space in the other. The market and the waterfront
act as the anchors on both edges of the building generating
a longitudinal movement of people, whilst the shopping
area in the middle mediates between the two.
Building and program
The building comprises office, commerce, housing,
leisure and tourism, both in two scales: facilities
range from big to small offices, from five-star hotel
to hostel. In this way the building responds to different
demands but also mediates between different groups
of population. Location of the programme follows the
requirements of the function, i. e. hotel is placed
in high places with nice views, housing faces south,
etc. The building generates a series of public open
spaces that relate to the context in different ways,
sometimes as an informal gathering space, sometimes
as an elevated plaza.
Conclusion
"We envision this operation as a catalyses for future
development in the city. We like to consider this
as part of a chain of operations that could be linked
by a coherent waterfront strategy that would give
back to Sibenik an active and communion with the sea."
