In this project the theoretical concerns, reflections
on the theme and urban context analysis lucratively
produced an innovative, yet realistic and feasible
solution.
Although elaborated within the limits determined
by the competition brief, the proposal is obviously
built up on the wider urban context analysis. Thus
several general concepts can be observed, one of
them being the intention to integrate northern and
southern part of Split peninsula. This is to be
achieved through the extension of central functions
towards north, that is, the development of commercial,
residential and tourism zone with adequate urban
quality. Existing variety of functions on the site
is acknowledged and enhanced with new combinations
of housing, offices, commercial, tourist and sport-recreation
facilities. Increased centrality of the zone adds
to its prospective to act as nucleus of renewal
and revitalisation for wider area including former
military port Lora and industrial areas on the north.
The project is respectful to the environment - in
addition to the preservation and arrangement of
nature around Holy Trinity church and Turska Kula
Park, landscape planning is also yet another way
of integrating south and north part of the city.
Proposal is to establish green, sport-recreational
«boomerang» - new recreational and green areas on
the major roads crossing facilitate continuous nature
flow from Marjan over Poljud stadium, around and
through existing buildings to culmination in designed
park around the Church and Turska kula Park.
Architecture is adequately elaborated, with major
quality in interesting, appropriate and varying
typology, heights differentiation and fluency of
space. Some criticism could relate to the implementation
of green roofs which are questionable bearing in
mind Mediterranean climate. The variety of typologies
and sizes of housing units, their orientation towards
the park and acknowledgment of realities such as
parking space clearly prove the consideration for
the quality of living.
